3.3 Incremental Change Area "Incremental Change Areas encompass residential areas without any significant redevelopment constraints and generally located within reasonable walking distance of major public transport routes and commercial services." Our Reply: Dingley Village is up to one hour away from Railways. "low scale medium density housing of up to three storeys (11 metres) may be experienced. These areas are better served by public transport, activity centres and open space amenity." Reply: That statement underscores our objection as it is not correct. Dingley Village is not near Railways. Also we don't want ANY three storey buildings. It sets precent, and the rot sets in. "Incremental change areas generally fall within one of the following criteria: • 400-800m walkable catchments around train stations and the commercial zones within Major Activity Centres. Reply: NO, Dingley Village does not qualify • 400m walkable catchments around SMART bus stops (located along Warrigal Rd, Springvale Rd and parts of Beach Rd). Reply: NO Plan for the Strategy: • Maximum building height for dwelling or residential building if more than 3 storeys (11+ metres) Reply: Does that mean more than 3 storeys will be considered? Is it true if a ground floor is car parking, it is not included in the 3 storey rule. So expect four storeys, with excavated garage to fit the four storeys into 11+ metres. Of course ISPT refuses to call a 3 storey dwelling "multi-storey" What do you think? |
